What is Karnataka e-Pouthi?

e-Pouthi (ಇ-ಪೌತಿ) is the Karnataka government's digital system for processing Khata transfer (mutation) applications. When land ownership changes through sale, inheritance, gift, or partition, the new owner must apply for a Khata transfer so the revenue records are updated to their name.

Applications are filed through the eChawadi portal and pass through the Revenue Inspector, Tahsildar, and Shirastedar. Once the application is accepted, a Mutation Record (MR) is created and the Bhoomi RTC is updated to show the new owner.

Checking the e-Pouthi status before buying land tells you whether there is an active mutation in progress for a parcel - which can affect who the legal owner is at the time of purchase.

Understanding e-Pouthi Status

Accepted

The Khata transfer application has been approved by the Shirastedar. The RTC should reflect the new owner. This is the final approved state.

Pending / Initiated

The application has been filed and is under review by the Revenue Inspector, Tahsildar, or Shirastedar. Ownership may still be in the previous name.

Rejected

The application was rejected due to errors, missing documents, or a legal dispute. The applicant must re-file with corrections.

No Application Found

No e-Pouthi application exists for this survey number. The Khata may already be settled, or a mutation has not been applied for yet.

What is e-Pouthi in Karnataka?
e-Pouthi (ಇ-ಪೌತಿ) is the Karnataka government's online system for processing and tracking Khata transfer (mutation) applications. What is a Khata transfer and why does it matter?
A Khata is the revenue account entry for a land parcel linked to its owner in the government records. When property changes hands, the Khata must be transferred to the new owner's name through a mutation process. Without a Khata transfer, the old owner's name remains in revenue records, which can cause legal issues, block loans, and complicate future sales.
What does the e-Pouthi status mean?
The status shows where the Khata transfer application stands. 'Accepted by Shirastedar' means the mutation is approved and the Khata has been updated. 'Pending' or 'Initiated' means the application is in process. 'Rejected' means the application was denied and needs to be re-filed with corrections. A blank result means no application has been filed for that survey number.
If no e-Pouthi application is found, does that mean the Khata is clear?
Not necessarily. It means no Khata transfer application is currently active in the e-Pouthi system. The existing Khata may already be settled in the current owner's name, or a mutation may not have been filed yet. Always cross-check with the RTC (Pahani) to confirm who the current registered owner is.
What is the difference between e-Pouthi and mutation record (MR)?
e-Pouthi is the online application workflow for Khata transfers processed through the eChawadi portal. A Mutation Record (MR) is the formal revenue entry created once the mutation is approved. After an e-Pouthi application is accepted, a Mutation Record number is issued and the RTC is updated to reflect the new owner.
How long does a Khata transfer take in Karnataka?
Since 2024, Karnataka has auto-mutation for registered properties. After registration at the Sub-Registrar's office, the Bhoomi RTC is updated within about 15 days automatically. For other types of transfers (inheritance, partition, etc.), the e-Pouthi application must be filed manually at the Tahsildar's office and can take 30 to 90 days depending on the taluk.
Can I buy land if the e-Pouthi shows a pending Khata transfer?
A pending Khata transfer is a caution flag. It may mean the current seller is in the process of getting the Khata transferred to their name, which means the RTC may still show the previous owner. You should not complete a purchase until the Khata is transferred and the RTC reflects the seller as the owner. Consult a land expert before proceeding.
